Inspect shingles:
Look for loose shingle tabs- Look for cracks in shingles
- Look for broken or missing tabs
- Look for buckling or curling shingles
- Look for blistering of tabs
- Look for most of the granules worn off tabs
Inspect roof penetrations; look for:
- Check to see that penetrations are well sealed and tight
- Check to see if there are gaps and/or missing sealant
- Check for badly deteriorated holes and gaps
Inspect ridge vents:
- Check to make sure they are solidly attached
- Check to see if vents wiggle back and forth
- Check to see if there are screws attaching turbines or caps off-ridge vent
Inspect for roof leaks:
- Check for signs of leaks inside the attic
- Check for water stains on roof decking – look around the chimney, around vents and pipes and valleys
- Check for signs of discolored roofing deck, rafters or trusses
Inspect for signs of leaks from inside the house
- Look for water stains on ceiling
- Look for cracked wall or ceiling paint
- Look for peeling wall paper
